    Retained rights are rights that remain with the landlord and are not transferred to the tenant under the lease. A landlord may retain:

    – the right to enter the property for inspections, repairs, or maintenance;
    – the right to access shared service areas, pipes, cables, or utilities;
    – the right to develop or alter adjoining parts of the building;
    – rights relating to shared parking areas, access roads, or communal spaces.
